Abstract:

文章首先分析了各种用途住宅的供需现状,以福建省为例分析了各种住宅的供需失衡,采用Granger因果关系检验了各用途住宅价格指数间的相关性,结果表明经济适用房的价格指数不能影响住宅整体价格指数,但住宅市场价格上涨的趋势却会带动经济适用房价格的上涨,经济适用房价格表现为结构性泡沫现象。最后运用联立方程模型分别对各用途住宅的供需现状进行实证分析,进一步表明经济适用房的供需非均衡。
